Terms of Service
Effective October 1, 2026 · OMERVIA. These terms describe the public one-property-first operating model and the conditions that govern activation, proof and billing.
1. Introduction
These terms describe the operating expectations for requests submitted through the official OMERVIA site and the initial one-property proof.
2. Use of the service
Submitting a request does not automatically activate guest messaging, create an external provider integration, start the proof clock or create a charge. The initial proof is designed for one selected active property.
3. Accounts and security
Operators must provide authorized property information. Protected access information and credentials remain outside generic property knowledge and are handled according to scoped authorization and stay-phase rules.
4. Automation and human decisions
Routine grounded property questions may be automated within configured policy. Refunds, discounts, compensation, payment disputes, material exceptions, safety/security issues and uncertain protected-information requests remain human decisions unless an explicit authorized policy says otherwise.
5. Trial, billing and evidence
A payment method may be saved securely before onboarding. Saving a payment method does not itself start the seven-day proof or create an immediate charge. The proof begins only after Ready to Resolve and verified operational activation; recurring billing follows the selected plan and customer consent after the applicable trial period. Results distinguish measured facts from estimates and may be classified Insufficient Evidence when activity is too low.
6. Provider availability
Provider data, channel delivery and external platform capabilities depend on current authorized integration paths and permissions. Concept images or desired architectures are not claims of partnership unless independently verified.
7. Portfolio expansion
Expansion follows proof. Each property must satisfy its own readiness requirements, and property-specific facts do not become shared portfolio facts by default.
8. Limitation and changes
Service availability and external provider behavior can change. OMERVIA may update these terms as the product and verified provider capabilities evolve; material commercial terms are disclosed before activation.
